3 year Loan 33 months remaining. Payment of -$950.67 per month with UPB of $29000. Getting the note at a discounted price of $23000.

When i calculate my returns on a financial calculator, which one should be my PV ? (UPB or the discounted note price)

Reason i am getting confused is, i pay a discounted price for the note but the pay back is on the UPB. (Typical newbie question eh ? :P )

Anyone bought notes from Watermark trading exchange ? Im not finding any deals with fciexchange and wondering how the inventories are with Watermark ?

Im planning to sell one of my investment property via seller financing. I have used my HELOC funds to purchase this property. Wondering how creatively i can structure this note deal so that when i sell this property using seller financing, I should be able to use my SDIRA funds to pay off my HELOC funds ?

Is this even a qualified transaction ?

Yes, i do understand that there is no Dodd frank for investor to investor. At this moment i dont know if another investor would buy my property or a home owner. Do you have any recommendation for someone would do the paper work like sellerfinanceconsultants in WI?

@Brian Gibbons, it looks like sellerfinanceconsultants.com will not do any paper work for the state of WI. Do you know anyone else who will do the paper work for seller financing for a milwaukee property ?

My realtor told me that the house is worth $150K ARV. What would be a good down payment for a property worth this amount ?

@Jay Hinrichs property is in San Jose. The fact that they have a "lost note" is what is concerning me. After all the insight that i got from this forum, i thought it is in my best interest not to pursue this note any further. (atleast not as a first note that i would be purchasing).

@Dion DePaoli, there was an affidavit of "lost note" in the due diligence package and that was a RED flag to me as i dont have that information. Thank you for the detailed explanation !

I am trying to get my feet wet on the note business. Here is something that i offered and the seller accepted my offer. (Have one last chance to backout if need be).

UPB: $8226.36

Monthly payment: $596.50

Remaining number of months: 14

BPO: Approx $900K

Note rate 5%

Maturity date: 12/10/2016

30 year Note originated in 1987 !!!

Offering: $5800.00

Servicing fee: $85/month ($1190 for 14 months)

Rate of return : 21% ?

((8226-5800-1190)/5800)*100 = 21%.

Am I calculating it correctly ?

Are there any other costs involved when the buyer pays off the loan?

One more thing i noticed in the due diligence package is that, there is an affidavit of lost note. Should this be a concern ?
