@Account ClosedI bought 2 of my properties from auction. I looked at all their docs that were available to check for "other liens". To double confirm, i also called them ! Got a confirmation from email as well.
I dont know what auction website you are talking about. My properties were from auction.com.

There is a performing note that i came across and wanted to find out what parameters that other investors look for before purchasing.
Property is in Kellyville, OK.
BPO: $65,000
UPB: $18,560
Payment: $400/month
Number of months remaining: 45
Purchase price: $17,083.
Im using a financial calculator to calculate my return. N=45, PV: 17083, PMT=-400, My return (I/YR) is 2.75% ?. Not sure if it is worth buying. Can someone shed some light on this?

Ive got a quote for a rehab along with the contractors W9.
- How would i verify the business license information ?
- Do the contractors need to be insured and bonded ?
Contractor is from Fort Atkinson, Wisconsin.

I spent almost half a day on this excel sheet to play with partials. If i were to sell one, on the "Partials" sheet, i type in the numbers on anything that is highlighted in green (Except the one that says "DO NOT CHANGE THIS CELL".
I can also look at the "Graph" tab to see how the partials look like.
- Can any experienced note investors take a look at this and let me know if the excel sheet is right ? As I will be depending a lot on this file, i would appreciate if someone can give me a feedback.

@Jaroslav Hlinka I look at trulia to check the crime rate. You can also call a realtor on that area to know more.
