Get it under contract and give the first right of refusal for a BP member :)

- This confirms that you dont need a damn LLC/S/C Corp to protect yourself.

(just kidding...)

I hope you fix it soon and have more network security. This forum has been amazing for thousands of people. Keep up the good work and let this not stop you from growing and securing the network.

If you used a Realtor for closing your deals, just ask them  :)

One more strategy would be to go to your local meetup group to find a CASH buyer.

Gary,

Always have a "team". When you start acquiring more properties, you will want to have a good system with all these guys (attorney, a local title company and a CPA who does work with more real estate professionals/investors).

Google for "real estate IRA Prohibited Transactions". Per my understanding no, you cannot do that.

"Someone lost their home". As an investor/business owner you bought it. You dont want to jeopardize the property that you had bought. 

Be very nice when you approach them and see how you can solve their problem by having them move out as quickly as they can. "Bite the first bullet" and arrange for a movers and consider it a tax deduction on that property.

By the way, Congratulations on jumping in on RE market and buying the house !.
