Thanks for this thread, Maurice Mugabo It's something I've been wondering about. I analyzed a property that seemed like it could be a good deal but stopped myself because it had been on the MLS for about 5 months.

Inspections (termite, structure) Current tenants-current lease terms Costs (utilities you will pay-past 12 months, insurance) CapEx-check how long the roof has been in place, any appliances that need to be replaced Someone else can probably add to this. It's just what I can think of right now.

I'm in the same position you are starting out. There was a great 4 plex available locally that I was interested in buying but it was sold recently. You didn't mention anything about having a down payment. Your tag line says you are a contractor. My suggestion to you would be get a down payment and find something you can create $20,000-$40,000 in equity, fix it up and rent it out.

There are several things that I look for in my agent. Responsive to my calls/emails Available to show a property that I'm interested in (particularly in the hotter areas) Knowledgeable about the local market (rent data/comps for a flip) Able to look at a potential deal as an investor and not as a regular owner occupant Hope this helps

Do you have any ideas on how I can find an investor friendly agent? I know there is a certification (Certified Investor Agent Specialist), or  I could ask other investors in the area.

Honestly, I guess the main problem I have is how do I know what to look for when I meet them and what should I ask? Do I want someone that will check in with me from time to time? I see this a frustration for me and the agent. If it will be a while before I can even consider looking at properties, how do I show the agent that I am motivated?

I am starting to look at my local real estate market and I would like to buy my first investment property. However, I have some credit card debt that I need to pay off and then I will start saving for my down payment. At what point should I start looking for an agent? 

I am looking to house hack a small multi-family and I will probably need to save about $10-15k for down payment, repairs, reserves, etc. This probably will take about 6 months. Thanks for the input.

I have heard of investing in tax liens. Can you explain to me how they work in Indiana (I believe they are state specific) or is there some resource that I could read?
