Do you have any ideas on how I can find an investor friendly agent? I know there is a certification (Certified Investor Agent Specialist), or I could ask other investors in the area.
Honestly, I guess the main problem I have is how do I know what to look for when I meet them and what should I ask? Do I want someone that will check in with me from time to time? I see this a frustration for me and the agent. If it will be a while before I can even consider looking at properties, how do I show the agent that I am motivated?

I am starting to look at my local real estate market and I would like to buy my first investment property. However, I have some credit card debt that I need to pay off and then I will start saving for my down payment. At what point should I start looking for an agent?
I am looking to house hack a small multi-family and I will probably need to save about $10-15k for down payment, repairs, reserves, etc. This probably will take about 6 months. Thanks for the input.

I have heard of investing in tax liens. Can you explain to me how they work in Indiana (I believe they are state specific) or is there some resource that I could read?
