I would get a set at the Salvation Army for no more than $150-200 total and charge $25/mo between them as states above. Throw them out and replace when they go out. You're supporting a good cause in the process.

I haven't done it yet but there is a lender out of Austin that will do a line if credit on rentals up to 80% LTV. When I talked with them there was no minimum. You can PM me for the banks info also.

I agree with Troy S. Installing a used washer and dryer ($125 for both at Salvation Army) I got an extra $20/month on rent. My gut reaction is that at a rent of $475 your tenants may not be able to afford a premium for additional services. So far I haven't had a problem but my lowest rent is $750. At the lower price points I suspect the tenants may be barely making it as is and can't afford any extra profit centers.
