@Rick H. you guys are genius! I googled the owners name for an obituary and came across the funeral announcement. I then called the funeral home. I just have to email them my request and they will forward my note along. Should I just say that I'm a concerned neighbor and wanted to know their plans for the property? It is in need of some fix up. The tenants are currently living without utilities.

Hi everyone 

While out meeting neighbors, one of them told me about a property that would be a probate deal. The owner/landlord passed away about six months ago. She left the property to her nephew who unfortunately passed away about 2-3 months later. So now we have this property (occupied with tenants) with no owner. The property seems free and clear based on the date of last title transfer. The tax records list the property's address. Where do I go from here to track down the person responsible for the property now? I'm not sure who to skip trace since both the owner and heir are passed already. The tenants don't know who to call - and may not be motivated to find them since they are living rent free at the moment :-)

- put offer in on a property I will do a live in flip (hopefully will come to an agreement by year end)

- interview local banks to do HELOC refi's on rentals to free up some cash to buy more rentals in 2015

- set up appointments at local banks to learn how to present commercial deals for funding (strategic learning for 2015)

- draft a summary packet of 2014 projects

- choose a better accounting software

thank you @Darrell Shepherd and @George Helms. The neighbor has a drain just outside of the stage door and one just inside the door.  I wasn't sure if it was really as simple as busting up the concrete and putting the mesh on top.  The whole driveway slopes down to the garage/basement entry so  the garage door is essentially the base of the valley. $400-$4000  is just what I needed to know to make an informed offer. Thanks so much!

Hello all

I'm looking at a property that has about 2 inches of standing water in the basement. It looks like it was caused by a grading issue that cannot be easily fixed. There is a garage entry to the basement that is the lowest point in the yard. The neighbor has an identical configuration and installed drains so the water would go into the main drain of the house. The couldn't remember how much the installation cost. Does anyone have any idea about how much this type of repair could run? Would a sump pump be a better solution than a passive drain?

I don't know about freedom mortgage as a company but if you are not comfortable then don't do it.
