I'm working with my first private investor and the smaller sum) was actually in line with what he wants. It's his first time lending also so he didn't want to tie up too much money. I think the smaller sums could be attractive to more people. 

I have not refinanced yet but I have a few small credit unions that have verbally been willing to refinance at 75-80% LTV

total title services is my favorite and their fees seem to be slightly less than others

I think @Justin Morris is right. The only (best, most efficient) way is to do it yourself or hire a VA

Do you have any suggestions for clauses/precautions to ad in a corporate lease? Higher security deposit? Tenant responsible for repairs under a certain dollar amount?
