It can be super scary doing these rehabs! The place I got has an all fixed up, printing ARV od $50-60k. The neighborhood is fine but go 3 streets over and I wouldn't touch it. I tend to be a bit conservative on neighborhood. I thinking is that I have to feel comfortable if I get caught painting in the house after sundown.
But in terms of scary fix ups. I did offer on it sight unseen so I was super nervous on the initial walk through. I would say to budget for absolute worst case scenario and anything that isn't so bad is a savings. This place had no plumbing, electrical that shorted out on many of the breakers, broken seals on the windows... and a raccoon in the attic!! That part makes for a good story. We just try to be conservative with or numbers and take action. I think that's the most important part of all.

Are you looking for a general or subs? If you're looking for a GC try Jason Taylor (Taylor Remodeling and Construction) 614-306-1978. He has reasonable prices. I ended up getting the job completed before he was available but I was impressed by him.

I purchased a SFR in a nice neighborhood and I'm all in for $27k. Renting for $770/month! This strategy works. Thanks for the inspiration everyone :-)

Call around to all the local nonprofits in the area that serve these persons. Basically Google "Cincinnati + nonprofit + housing".
Also, if you search biggerpockets forums for "profit nonprofit" you will find a wealth of info :-)

I would try park national bank. They deem pretty investor friendly. Union savings would be a good option too
