All depends on how much time you want to spend in setup and learning as well.  All applications will require a learning curve obviously.  I love Podio and use it myself, but there is a bit of a steep learning curve right in the beginning that scares many people away.  once you get over that though it's a spectacularly simple platform that you can use to setup any system you wish.  Plus it is limitless in it's ability to integrate with other systems out on the web.

Figuring out Podio will take some time, but well worth it if you ask me.

@Paul DoCampo Globiflow has quickly become my favorite tools for sure. It's great for automating Podio workflows.  Like Paul said, if you go to my blog (see my signature, you can then do a search for GlobiFlow and you'll find everything I've posted about it.  Let me know if you have any specific questions.

What sort of information are you looking for?  If you go to my blog I have a complete review of my experience with investor carrot.  It's a positive one, but I also list out some of the things I don't like about it. 

There is also Lead Propeller by Danny Johnson.  

Both great options!

SEO is a tough thing to do if you want it done quickly.  I completely agree with Jeremy about spending your money having articles written.  Make them good articles that answer the questions your target audience is asking.  Try and connect the dots and fill in the gaps of what the person in their situation knows and doesn't know.

If you can build up a library of articles like this then you'll start getting some good traction and your pages will naturally rise up the rankings.

I hated writing these articles so I hired it out.  Shoot me a message if you want to know who I use.

There are so many things that go into creating a good and effective lead capturing website that it would take the average person a long time to get things right.  I know because I've tried.

Investor Carrot is a damn good website template/service.  I'm not going to try and sell it to you, but go check it out.  If you want to see examples of the pages go to my blog and you'll find my review and links to my pages.  

Another good service to look at is LeadPropeller by Danny Johnson (a bigger pockets member).

Hey Larry,

I've used them for about 2 years now and love it!  Granted it took about a year before I started seeing enough leads come in but now I'm up to about 50 to 60 leads per month.  

Just like with Yellow Letters, you get a fair share of tire kickers and all.  But what is better is that since the seller is pre-answering your questionnaire questions you can screen many of them out before wasting time on the phone.

I'm in Northern NJ and have been using Investor Carrot for about 2 years now.  It took a good 9 to 12 months (plus writing new articles and doing some other off site seo stuff) before my site starting ranking highly for the top keywords.  Right now I'm getting about 50 to 60 leads per month and it is steadily going up.

This would definitely work for sure.  There are many seller leads i get through my site that wouldn't fit an investment deal that are looking to sell.  No sense in wasting those leads if you have an outlet for them.
