Unfortunately with these things it’s so hard to predict what’s going to happen. In my opinion that is supported by nothing except what I read, I would imagine not much will change for the next 6 months, but I would expect a lot more inventory and lower home prices in the next 12-18 months. Due to unemployment bonuses going away in July, and people who can’t recover from their delinquencies, that may lead to a spike in foreclosures.

Great advise but he didn’t thank you nor he responded to your post(it has been 5 hours) so IDK he will manage and handle the tenant and his rental!!
I don't have any Charlotte, NC companies for you. But its pretty easy to find a renter on Craigslist, Zillow, Realtor.com, etc. Use a service like Cozy to screen tenants. You make the tenants pay Cozy like 40 bucks for a background check. Also ask for a W2 / pay stub of some kind to verify income is more than 3x monthly rent. Then you can collect rent through the same app.
Pretty easy / free to you if you're willing to exchange a few calls / txts / emails.

I’m not from the area so IDK but how much $$ risk do you want to take IF the subject property will have the same issue down the road. It depends on $$ risk you want take.

This is THE WORST type of mail to get. It instantly makes the recipient feel like they forgot to pay a bill, then when they read it they get angry.
YOU not being able to get in touch with ME doesn't make that MY fault, and to place the blame on me makes me dislike you intensely. Even if my home was for sale, I wouldn't sell it to you.

If I were you I would have avoided direct talk with downstairs tenant. I think It’s too late for patch up.
If you have a lot of time and money 💰 then sue them but I would not recommend suing and making things more worse. Living happily is more important than fighting.
