It is hard to decide who will take what.
If you and your partner do not agree or difficult to decide who and what.
I would put the price for all the tools and either you buy or she pay the $$$ and take all the tools.

You can do your best but screening is not 100% guaranteed things changes and life changes and people changes.

But yes, I completely agree with screening is the number one most important thing you can do. I'll say no to 100 tenants before I'll say yes and it's for that reason that my default rate is close to 0%. Buy and hold estate is a game won by those who can play the longest. The quickest way out of the game is by saddling your investments up with non-paying tenants who trash the place.

Let’s wait for the response. If you lost your job then give them 6 months lease offer and let them know you about pay or quit policy.
