Hi @Ned Carey 

So let me see if I understand, Loan to Value is the percentage of money the lender will give you based on the sale price unless, it's a refinance, then it will be based on the comps.

@Sherman Ragland Thanks so much for the explanation. It I listened to a 12 minute explanation on BP on my way home, and I have to say this was certainly very helpful in trying to understand that one. I think mostly because I reread it a few times. LTV is a simpler concept.

How's it going in Maryland? What's the market like there for out of state investors?

Hello BP Nation! 

So glad to be here. My day or evening job is a Meteorologist. My husband and I are also quarter partners in a restaurant. 

I work the swing shift which is from 3pm to midnight Monday through Friday. I love my job, and I also love the restaurant, but I've always wanted to be involved in RE. 

I bought my first and second properties at the top of the CA market, which ended up being a disaster. So now, I'm looking to get back into it as a real investor, but this time, with the help and experience of all of you. I goal was to buy and hold and I did as long as I could. Had I been on BP 6 years ago, the outcome might have been different. But there's no point in crying over spilled milk, I just want to move forward.

Thank you so much for allowing me to share, I'm very excited to be part of this community.

Hi guys. I keep seeing to things and not sure what they mean. The phrase loan to value and cap rate. 

Can someone help? I searched for these terms and couldn't find them.

Hi Brandon. I know exactly what you mean. I'm in LA. There are companies that help you with that. I've interviewed one and will be interviewing another. the first one gave me examples of how they do their deals. so you have a chance to see how they work. For example, in their budget there wasn't an account for vacancy or cap ex, the next time I talk with them I find out why those numbers aren't part of their expense report. You can also be a private lender if you have the money and not the time. I hope that helps. vh
