Hey @Robin Croen!

Sacramento is a great market to invest in, and a bunch of people are buying homes there instead of the Bay Area because of the affordability. Not sure what your price range is, but there are definitely some duplexes in North and East Sac in the $300-400k range. Midtown is a little pricier just because of the central location and relative scarcity of homes, so it might be wise to hold off there for now. I grew up in Sacramento and my company, Chalet, currently manages properties there, so feel free to shoot me a message if you have any more questions about the area or rentals in general!

Welcome to BP @Subhash Reddy! It's an awesome place for real estate resources. Like Fernando said, the Bay Area is pretty tough, especially if you're just getting started. Hey @Fernando E.! Congrats on the new property and your strategy to keep growing, that is awesome!

I'm the founder of a PM company in the greater Sacramento area, and we manage properties in Elk Grove and would love to help out or just give you some advice on what to look for in a PM company if you are interested. We manage rentals for a few other BP members as well :).

On the idea of vetting these companies, I'd say the number one thing you should try to understand is how your communication will be with whomever you work with. In our experience and talking with both customers and non-customers, communication is the number one pain point working with PMs. This includes understanding your financials around the property, the leasing process, what's happening with maintenance, what happens when there is an issue and the PM is dealing with said issue. Often times PMs can be a black box and owners might not know what's going on unless the PM is incredibly good at communication.

Price obviously is a factor and most PM companies don't post their prices online, so you'll have to call to get a lot of those. Be sure you understand what their leasing fees are, what lease renewals cost, what evictions cost, if they charge any maintenance markups, are there any fees for vacancy times, and if they charge any other fees.

Pro-tip: Ask how often they evaluate the rental price at the end of a lease before renewing at same price or just letting it roll over to month to month.

Happy to explain in more detail about the estimate if anyone has questions. Just like @Yia Her said, Oak Park is still a neighborhood that needs some time to really improve. Based on the amount of recently fixed up homes (most look like flips), it's likely though that there is demand for nice homes in this area and I think you'll continue to see appreciation in Oak Park.

If you're looking for the best bang for your buck on a rental property, you might be able to find a place that needs some work at a more affordable price and then do some cosmetic improvements to attract quality tenants without doing a full flip.
