I would recommend Eaton Property Management. They are one of the larger PM's in St Louis.

Glad to see you are on Biggerpockets and learning more about real estate. This is a great resource, I also recommend joining some REIA's that are in the Utah area. I would post some companies, but I know Biggerpockets doesn't like posts related to companies. I recommend using Google and search Utah REIA. I would put it as a down payment towards a seller financed house that has a price of $58,000 and has rents coming in at $900 per month.

I guess it depends if you are looking at performing or non-performing. If you are looking at performing notes, I highly recommend you speak with @Darren Eady. He has been involved in performing notes for years.
