Hey @Nghi Le, we can definitely do accents and special characters. As Roy mentioned, not all fonts contain all characters however if you find a font that does, that can absolutely be done.

Please don't sent the same letter 8 times within 5 weeks. Send a round out every 4 weeks. 

It looks like you have the right idea by switching up your mail pieces. I would mix in a Zip Letter, a greeting card and a large text pc.

Are the property address all in the same city or county? If so, you could go with something along the lines of: "I would like to buy your house in [property city]..." so instead of inserting the property address you would just insert the county or city that you know the properties are in.

Starting out you can realistically only count on about a .5% response rate on postcards. Its a low percentage but mostly quality calls. I would recommend against starting ANY direct mail campaign unless you can commit to at least 6 touches to the same list. Any less than that is just wasting your money. You may get lucky on your first mailing however the majority of your deals will on touches 4-7

I would remove all duplicates by mailing address. If the lead has multiple properties, there's no need to send them a letter for every property. As for the "return service requested" i would not put that on a yellow letter, it takes away from the personal touch. You can put that on professional letters with a typed font envelope or a postcard with no issue. Also keep in mind that "return service requested" only works with First Class mail.

We do use ListSource for our homeowner data lists, and they have been the most reliable. 30% is an extremely high return rate depending on the number of pieces mailed. 10% return is not uncommon, even when ran through the NCOA.

 ListSource is still a great source to generate a list, just not a mortgage late list. Mortgage Late lists are quite a bit more expensive, however they are available.

@Dolores Waldron, not all counties report all of the data. For example, several counties do not report bedroom count so if you specify you'd like 2-3 bedrooms it will return a "0" count.

Thanks @Ryan Dossey I cant talk pricing but i will tell you that it is dependent on volume and options. We're definitely not the only direct mail company, Jerry Pucket offers a great service as well. Both companies are owned by extremely knowledgeable investors.
