Hey @Chris Wilson if any of your MF properties in the $150K-400K range are 4 units or less I would call Richard Demico with Atlantic Coast Bank. They're a local group and have been phenomenal with closing on several loans for investors I represented all the way up to tri-plexes. 

For the commercial side they have a different individual who handles those loans and while I haven't closed on larger deals with them I imagine based off of my experience that they will be just as professional in the larger deals.

@James Bailey here in the Jacksonville market I don't think the gas stove will provide additional value until you get into the higher price range homes (~$250K and up). For most of the properties I see being flipped a stainless steel electric stove will be sufficient. If you can get gas for the same price great but otherwise unless your property is in that middle price range I would recommend just going with what is cheapest. Just get a stainless steel option. That is a top seller in Jacksonville. The only time anyone ever asked me for a gas stove was on a $450K home in Saint Johns.

What is the condition of the home? Is it basically move in ready?

Also are you licensed in any state?

While 4-plexes are a bit trickier to get a true value I would be happy to help out with understanding the values. I've sold a 4-plex and recently just closed a triplex deal. What area in Jacksonville are they in?

Hey @Travelle Mason,

Love your story and I'd be happy to connect and help you out in any way. Riverside is an awesome area and if you're doing small multifamily it's a good area to pick up some properties that aren't in the rough areas of town. Avondale is beautiful too although it will be harder to find multifamily there. 

As those two areas have become more saturated and prices have gone up we're also seeing more and more people moving south into the Murray Hill neighborhood and Lake Shore. Those areas may be good to keep on your radar as well.

I think it depends on your goals. 

If you're looking to invest in a low risk area and are happy with lower returns than zip codes like 32257, 32223 and 32217 are probably good places to look. 

If you're interested in average returns but can deal with a bit more risk you can look in areas like 32216, 32246, 32244, 32065 and 32225. 

If you're looking for cheap properties that are riskier investments but give back a high return than you will want to focus on 32254, 32209, 32206, 32208 and 32210.
