Been so long since I've been able to make your San Jose meetup!
I'm flying back from Taiwan on the night of the 15th, so assuming I sleep for less than 24 hours when I get back, I'll come out and say hello to everyone!

Haves: Lots of travel stories & advice, furnished rental / Airbnb experience, Oakland rent control / RAP, Section 8, probably doing 1st eviction soon, bought a foreclosure, wholesale deal back in the day, and interested in tiny homes and maybe look into mobile home parks.. And maybe hotel in the next downturn. 

Wants: Bay Area apartment & home owners who want low-headache tenant who pays rent early ;) trade war stories, real estate advice, travel destinations, hotel & short term rental operators, and a drink! ;)

San Francisco Bay Area investors!!

Time to take a trip up to Sacramento!

I'll be flying back from Taiwan to attend Al's Summit, along with @Anthony Addessi
I think we'll be staying up there for at least a night to hang out and soak up some of the Sacramento atmosphere - maybe check out some properties.

If you're return on equity is higher than the loan rate, borrowing often makes more sense ;)

Making money is great, but being able to give back is such a nice feeling. I've been thinking of a way to sponsor an orphanage where I came from. J Martin just reached out to me and asked about it so he could donate some money. I'll get there. ;)

As Minh said above, I got tired of the "w2 life," waking up early, wearing suits and ties and shiny shoes, and playing diplomatically with all the execs in the sandbox. I wanted to wake up when I want, wear what I want, and travel the world.. The bigger goal is to be able to mentor and help others more, both in Real Estate, and those having a tougher time in life. Here is the orphanage Minh was talking about. I'm donating and will be raising some money to help those less fortunate..

And your money goes a lot further in Vietnam... I think it's kind of like Maslow's hierarchy. Once you can provide for your basic needs, you can spend a lot more time focusing on helping others.. Real estate can do all that. Definitely find some smart folks that are more experienced than you in real estate and in life. Minh, @Arlen Chou, and others on this site have been a huge benefit to my life and investing. Arlen has another idea on helping vulnerable populations overseas.. but I'll let him share ;)

Ironically, I just arrived in Taipei from the Philippines! I went to the Tonghua night market last night and had some tasty dim sum, delicious balls of I don't know what, and some sweet jelly dessert! Yummy :) And everyone is so nice here :)  Sounds like you've spent a lot of time out here.. Have any Taiwanese friends that might want to go out to Karaoke or for a drink with me and my girl? (I'm buying ;) Always great to meet some locals..

We had a lot of the BP Big Guns out in Oakland late last year, but @Joe Fairless is putting on this event in Denver this weekend. Fly out and check it out!

@Amit M., I think Joe named his show far before the Trump candidacy. So he should be asking Trump for some of that sweet royalty money ;)

Johnson's meetup is excellent! I've been traveling through Mexico, Thailand, Philippines, and now in Taipei, so haven't been doing meetups lately, but will schedule one for when I get back in the US in March after @Al Williamson's Summit at the Guild in Sacramento. Be sure to make it if you're interested in the Sacramento market.

Also check the events and happenings section in BP or search real estate on meetup.com . @Jeff Pollack has a good meetup in San Jose also. And @Juan Diaz has a cool on-site meetup at RE deals in Oakland (West Oakland mostly, right across the bridge.)

I would basically consider this more of a business partnership with this guy more so than a traditional tenant type situation, and would do your due diligence accordingly.

Also, if this guy is an experienced investor and he wants to do this with your property, then it may be a sign that you are not applying the most profitable business model with long term rentals to this particular property. If you are up for the extra work and cost to furnish, then you may consider turning it as a short term Airbnb rental yourself. 

This business model is definitely something that works if done correctly. On top of the HOA and local regulation questions, I would just ask yourself if you trust the Airbnb operator. Are they a legit person? Good character, etc? If you feel comfortable with all those factors, might not be crazy to give it a shot. They're likely to take care of the small stuff and not want to call you for little things, to keep you happy. So might be less work and money than a normal tenant. But be sure to clarify all that and put it in writing so there isn't any confusion when things pop up..

I was going to do a "how to google" joke, but decided to include this helpful link to the SF Planning Office's Short Term Rental Registry Info instead:

I've talked to several people that have been fined in the 5 figure range for disobeying the SF short-term rental ordinance (enforcement has started..). @Jake Knight nailed the basics. More details in the link above. And good advice.

Like @Chris Mason was also saying, I'm a fan of the "Long Short." 1+ month "short term" stays. You don't have all the short-term restrictions. Check out Padpiper.com for 4-month interns that come out to SF from Canada. 

Nevertheless, I'm sure you will have headaches in SF, even if you are operating under the law, because most people don't understand the nuances of being over 30 days. And there are lot of haters in SF. So I personally don't mess with it. But others have.. Small studios tend to work well for me. SF, no my thang for this biz.. 

Check out @Al Williamson's Airbnb course if you want the crash course in Airbnb landlording, so you have an idea of what it's all about.

How things come full circle.. I was just down in SLO on the way back from LA! Missed you..

Yes, to qualify for FHA financing, you need to move in the property.

If after a few years you need to move, you pack up your things and leave, rent it out, and keep making payments on your mortgage. I believe the requirement used to be 1 year living there, although it could be 2 years now. 

Check with @Chris Mason. He's a lender and knows all the current rules. Been a bit for me on FHA. (Although you can do it again too! ;)
