@Chance Williams I got a keyword alert but I'm not even a buyer in South Haven, MS.. but honest advice is to get in the habit of presenting properties in a better light. The picture isn't rotated the right way and @Dean Letfus is right it either was rehabbed or it wasn't. If you are wholesaling it I would disclose that so your credibility isn't impugned because we will know you are just telling us what someone told you. 

I learned a hard lesson when I missed out on a deal because I didn't clean the tub before sending pics. If you expect someone to buy off of pictures then you have to do the work to present the property. If the floor needed to be cleaned.. the put the camera down and go buy a mop and clean the floor. 

Just my advice.. Hope you sell the property!!

@Chris Heeren there are a few reasons for this. Many have already been explained by others but one thing that hasn't been said is that a lot of properties have mortgage insurance on them. I believe it's a requirement of the insurer for the bank to show the loss. It sort of distorts public records but most automatic value models exclude foreclosures.

Odesk and Elance are fine.. post a job and just pick the person that looks the best and responds to you well. It does take time. I would suggest going with a THEME that you don't need to customize to much.

Websites won't make you money only your voice and fingers can do that. Money is made by phone calls and email. A good website can open the door and show that you are professional but that's about it. My site has been coming soon for years. I barely just got business cards and I have sold over 100 properties to people all over the world. Do I recommend my image carelesness? NO I don't but I also think it's not a good idea to stress over it.

@Belinda R. What city is the home in? 

@Account Closed I'm with you.. I will owner finance everytime that it makes sense. I don't do it in Ohio because of the slow foreclosure process but I was under the impression AL was faster. In Texas and Georgia foreclosures are simple and fast.. No point having to take a discount or even pay commissions.

Everyone thanks for the warm welcome.. I tried to vote on each comment as my way of acknowledging that I read it. @Peter MacKercher I will send you a message and hopefully you can help me with some questions I have about STL. @Connie Covert I have questions about KCMO that I hope you can answer.

@Jacob Elbe I hope your investments in Euclid are doing well. I really like Euclid and I think it's one area that will see appreciation. It's so close to Lake Erie and it's beautiful in the summer time. I have two properties in Euclid right now. And have a few that we are bidding on and trying to get.  Indy is another market we have on our radar.

@Mark Beno deals are hard to find but we specialize in sourcing good deals so it just means we have to work harder rather than just checking our emails and saying yes like we did a few years ago. But it's all a cycle.. deals chase you and then you chase deals. round and round it goes.. Deals still chase me but there's just less of them running these days.

Hey all I'm new to BP and a new investor in STL. My company has bought 6 properties in STL county mostly North. One is even in Ferguson and to be honest I'm bullish on N County. It's our strategy to invest in low entry point markets that produce high returns. Also I'm a sucker for brick bungalows and ranches so I really love housing stock. IF people choose not to invest because of the news stories then that's unfortunate.

I hate the POS and I'm with @Mark Lenox These cities should allow the free market to work. At  one time the POS was pretty discriminatory when cities would give out waivers to investors using connected contractors. I don't have a problem with the inspection and the requirements but to mandate that some arbitrary amount of money should be held in escrow does exactly what @Mike Ferrante said, it ends up lowering the property values. I have had many conversations with investors where if we know the POS is high we all just sit out bidding until it's been on the market 90 Days. 

@Zoran M. I can appreciate what you are saying but I'm really against the POS being used against current homeowners. It shouldn't be a crime or violation not to have money to fix your driveway. Some people that live in Shaker are on limited incomes and the taxes are already sky high. But for the most part Shaker has made it work for the overall community. They tore down as many houses as they could.
