I think you have a great idea here! Raw land goes completely unrecognized as a great short to long term investment. The ability to build certainly adds value to a parcel of land, but there are also several other factors to consider. If you are serious about this endeavor, I would strongly suggest you continue your research.

Greeting from AZ. I'm from Tempe as well, but I go to ASU. Go Devils! haha. But it's great to see another young interested investor like yourself on here. I was fortunate to find an internship position with a real estate investment company in Scottsdale that invests in rural land. My best advice to you would be to seek out a mentor in your area who can help you get started. It's never too early, even if you are still working towards your degree. You've come to the right place. When I first started, I was looking for ways to create passive income so I wouldn't have to work so hard all the time. I started by listening to the Bigger Pockets Podcast everyday on my way to work. There is so much information there about how to get started. I also read a book called "The 4-hour Workweek". This book is all about how to effectively time manage and work towards working less and making more. It's a great read and really sparked some inspiration into me. Anyways, hope these things help you. looking forward to interacting with you on the forums.
