HI Bill, Welcome to BP. You say you want to expand your cashflow but it's hard to form an opinion with limited details. If you don't have additional capital and plan to have a more passive role then I would do as Nicholas suggest however, if you are trying to make this your full time profession then I would suggest you educate yourself in what ever area you want to concentrate and figure out how to leverage OPM with your own. There are a couple of monthly meetups that I would suggest you tap into as you figure out what you are trying to do. Call, text, or email anytime to talk about real estate. Hi David,

Here is a quick map of all condos less than $100k. There are a little under 200. Your good rental question is subjective. How would you define good? Are you speaking of crime or return or both?

Here is a map of the City of Las Vegas where they are ok for now with a business license... Also, North Las Vegas has no restriction as of yet. With any short term rentals you always should have another exit strategy (i.e. corporate rentals) just in case something changes.

Hi Stephen, I'll only talk about Las Vegas because I live here. I've seen the cost per door go up so much I don't think it makes sense at least for me. I'm actively looking but can't anything better than a 6% cap and that's in a questionable area. News of the Raiders has now increased investor activity so for now I'm out of Vegas unless I happen to get lucky.

That depends. Right now everything around the projected Russell area is on the rise however until they get final approval it's all speculation.

Hi Chris, by the sounds of it you are not using a property manager. Before you do anything you really need to read the NRS regarding landlord law. You have to follow an exact process beginning to end to save you a lot of headaches. It starts with a notice posted properly and even service has an exact procedure. A professional tenant can draw it for a while. Luckily you're in a very landlord friendly state as long as you do things right. Good luck.

Great news for Las Vegas. The market is definitely hot and no sign of slowing down in the near future.

PHOENIX -- The Oakland Raiders will move to Las Vegas after garnering enough votes from NFL owners on Monday to relocate to Southern Nevada.

The Raiders received 31 of 32 votes to approve the move, a source told ESPN's Adam Schefter. Twenty-four votes were needed. The Miami Dolphins were the only team to vote against the move, a source told Schefter.

The Raiders will still play in Oakland in 2017 and possible longer.

With a 65,000-seat, $1.9 billion domed stadium to be shared with UNLV not expected to open until 2020, Raiders owner Mark Davis has told ESPN he plans on staying in Oakland the next two seasons. The team holds a pair of one-year options at the Oakland Coliseum.

The Raiders would presumably then have to find a place to play in 2019 and Davis has all but ruled out using UNLV's current home, 35,500-seat Sam Boyd Stadium about nine miles southeast of campus, due to outdated locker rooms and the lack of a proper security border around the facility. The Raiders could conceivably play one preseason game a year at Sam Boyd Stadium before moving to Las Vegas permanently.
