@James Martin - definitely won't prevent a theft but it is a good deterrent!

I didn't quite understand your approach.  Do you remove those items while the house is vacant?

@Tim Cronin - something to think about before you put your new one in:  depending on the neighborhood you might want to consider getting a cage or some type of security system for it.  They can grow legs...

My wife (@Elizabeth Wilson) and I recently had a glorious trip through Western Canada. At the last minute we decided to post a networking request in the Calgary and Vancouver forums just to meet others involved in REI. I wish was had posted earlier because we missed some folks in Vancouver, but we did have an amazing chat with @Stuart Bartwicki at the Nash restaurant in Calgary.

All that is really just an encouragement to use any type of travel to meet with the locals working in REI. It was fun for us to share insights about investing in Memphis and hear how @Stuart Bartwicki is rocking the real estate world in Calgary.

@Liz C. - we found the best rates through Farm Bureau or finding docs who will work on a direct cash basis.

Your post caught my attention because my brother-in-law was a VO agent for many years and my sis-in-law still works in the industry.

There are tons of CA investors on this site who do OOS (out of state investing) so make sure you connect with them in the LA forums too.

Like @John D. said a lot is specific to location. I've learned so much from our Memphis AirBnb/STR Facebook group. You should search FB to see if you have a group in your area.

@McKinley Crowley - Scented mailers!  I like that idea.  

In you business have you seen any wacky ideas people have used in the content of their mailings?  

Our direct mail is pretty standard but I'd bet there are folks out there who have tried all sorts of phrasing/images!
