Hi @Sean McCluskey like @Stephanie P. said those seem like commercial or private money rates. 

I prefer not to drop names publicly but if you DM me there are 2 guys I know of that specifically do these loans and cover Indy, though I can only think of one of their names at the moment.

@Charles Mitchell I suggest going to AAA and getting a map of the city. Fly out there with a red and green highlighter. ONLY drive the streets, no freeways. Bring the map the the PM's and agents you should be meeting and ask them to mark it up for the certain areas they like/dislike. Just remember they may have different values and expectations of what they like and what you want/like. Also drive the areas you're interested in at night. Additionally once you find an agent or wholesaler to work with walk a few properties with them so you have stuff to compare to.
