Question!!!

Is Cash On Cash return based off of JUST the downpayment needed or the total acquisition price? 

Let's say it's $1m sale price and 20% down is $200k. Is your calculation based solely on the $200k or all the other expenses as well like loan cost, fees, points, closing costs, etc? 

I've always calculated the COC based on ALL the expenses but I believe a certain agent is trying to convince me to only use the downpayment amount in my calculation.

Hi @Richard Covarrubias I invest in Indy from California. I prefer value add plays but if you can get into a TK property that leaves some meat on the bone like @Jeff Schechter says he has I would consider that. 

I typically just don't find TK to leave me with enough exit strategies/options. 

Just remember to hire an independent inspector.

@Alana Nevares You need to learn what to look for in good and bad areas. The most common are coffee shops and breweries in areas that are up and coming or already good. In bad areas it's going to be tire shops and cash checking locations. If you want some additional info feel free to DM me and we can talk.

@Anthony McHale I live in Long Beach and invest in Indy. I did it to be a great city and state, very owner friendly and lots of great economic reasons as well. I run a meetup in Los Alamitos if you ever want to talk in person about Indy. I am also happy to chat on the phone.
