I run a meetup in Newport Beach and we talk a LOT about investing out of state.

Hi @MaryAnne Burrows, I am investing in Indianapolis from out of state. I was able to help a friend get his first house for about $24k. I don't sell anything, I was just assisting him. He purchased at the beginning of August, did the rehab and has already had a tenant in it for a few weeks. He was a total newb and now he has his first rental and is just waiting to do a cash out refi to pull his money out and do it again.

Post: Looking for a contract with a GC

Hi All,

I'm hiring a new GC and need a contract that has the basics. "I want him to do everything in the SOW and here is the timeline". I'm not looking for all the fancy stuff like penalties if he takes too long and so on. Just a basic contract. 

BTW is the old document repository pretty much not used any more?
