@Miles Z. Sterrett They’re all good questions. Many years ago when I was getting started I was asking basic questions but as I took action, listened to podcast and read books I started having more sophisticated questions. Whenever you’re ready I’m happy to chat.

Hi @Christopher Petrillo, I have found that my recommendations on here sometimes get referred to many years later so I prefer not to publicly refer people/companies but if you DM me I’ll be happy to share the PM I’m liking these days. Sorry to make it complicated but I’ve referred people before and wish I hadn’t done it publicly.

@Jason Malabute I have heard good things about all of them, I know one personally and bought from another one. There are several people to steer clear of, feel free to DM me if you are not sure about another wholesaler but all 3 of these guys/companies have good reputations in Indy!

Hi @Miles Z. Sterrett I'm not local in Indy but I invest there as my full time job. I'd be happy to chat for a couple minutes if you have some questions. If you really feel like it you can donate the cost of a coffee to a good charity. I've been doing BRRRR's, a few flips, I have a couple apartment buildings now as well.

If it’s your first property I’d say any loan you can get within reason. You’re not giving us many details but a commercial loan will make you put 25% down so you could only buy a $40k property. You’ll probably want to explore owner occupant loans for starters.
You are also going to need a heck of a deal on a property. I just saw a 2/1 per side duplex for sale today from a friend. If you’re interested DM me and I’ll give you their #.
Good luck

Hi All,
I got offered a small portfolio in Bloomington, Il and I wanted to know if anyone on here would be willing to chat with me for a few minutes? I'm curious about this little neighborhood and what the surrounding area is like.
Thanks in advance,
Jeb

@Steve Wilcox I use Stessa for my apartments and rest of my portfolio and LOVE it. I think it will do everything you need and the devs are very helpful.
