@Collyn Bennett I'm a jump in with both feet kind of guy... I'm a full time investor in Indy from California. I highly suggest getting on some agents/wholesalers list and start running numbers. A LOT of numbers. Run tons of houses and learn how much basic things cost like on average $3/sq ft for flooring and painting indoors. Stuff like that will take you far. 

At the same time go visit properties even if it's not likely you're going to buy them, only open houses, don't waste peoples time. 

All this knowledge of stuff that you don't learn from books will help you buy your first house. AND don't aim for a home run, aim for a single or double like @Mike D'Arrigo said.

@Ted Klein I would have no problem renting to them. They should both be on the lease if they are both living there. They are both responsible for the total rent even if the other doesn't pay it. Additionally I would guess that you are not allowed by state law to take their marriage status into how you evaluate tenants but I could be wrong... it is Indiana.

@Gerardo Waisbaum There are VERY few purpose built 3 and 4 unit properties in Indianapolis proper. There are several duplex's even some in some great areas but those are few and far between. I would suggest getting in touch with some wholesalers who can funnel you just duplex's. Though I will say @Mike D'Arrigo is 100% right, they tend to be a little rougher to own but I've personally done pretty well with them. Good luck!

@Evan Liu I meant to say (I was preoccupied on a call when I left my other post), there's a ton of information about Indy to be had. I invest full time in Indy from California and what you really need is an in-depth knowledge of the area you're going to invest in. Whatever city you choose I'd highly recommend flying out there and meeting with city officials. I always try to meet the housing people, the police chief (or station caption) and in smaller towns I meet the mayor as well. I also walk around the neighborhoods, yes on foot and talk with neighbors. Granted I do this for apartment buildings not SF homes but to be honest it would be great to do it at least for your first SF. I also suggest visiting potential properties with your PM and agent so you have a baseline of houses to compare against over the phone with them.

Hi @Ruchir Kaul I forgot to mention there's a BP post somewhere on here with ~80 questions to ask a PM and I wouldn't ask them all of the but pick and choose a few. I suggest putting them into a spread sheet and asking the EXACT same questions to all the PM's you interview and compare your answers to make a decision.
