 I started on BP and made my way to Indy through a friend on BP. I did thins out of order bc I didn't know better before. Now I have a team who do it all for me.

Hi @Kenneth Biason I've really liked Indianapolis for a while now. 2 friends used the same GC and loved it. One friends job got done early and on budget, the other went a little over but my friend was really happy with it when it was all done. 

I love the idea of turnkey but buying at market rate or over goes against everything I've ever learned about real estate. I think it's the perfect solution for some people but if you have some time and inclination you can do a BRRRR or like someone mentioned almost turnkey, that's what I did on my first purchase and it worked well. My friend who did the BRRRR had a super hands off experience and just let the GC take the reins. He got picture updates every week and is now waiting to do the refi.

As you can tell, I lean more towards BRRRR.

Hi All, I agree 100% with @Yosef Katz , @David Greene's books are amazing but I have 1 thing to add. It's very rare to find someone you are going to work with for life. In particular I've gone through several PM's over the years. They tend to make unforgivable mistakes and after 2 or 3 of them it's time to move on. Be slow to decide to work with and quick to dump them if they really screw up. 

And if by any chance @David Greene ever reads this, BIG THANKS for your books and the podcasts. This stuff has changed my life! Same to @Brandon Turner and @Joshua Dorkin

@Suzanne Marta First off welcome. Indy is a great place and investing there has been amazing, eye opening, made me start to go grey, and changed my life. The right team is super important. @Ross Denman and @Zach Hoereth said what I was thinking. I suggest vetting your team, don't just take peoples word for fact and verify everything. 

Also what you think is a bad area might not be in terms of Indy and vice versa. When I went out the first time I didn't think the bad areas were that bad. Walk properties with your agent and with your PM even if you are not going to buy that property but so you have something to compare the property you want to buy to. 

Pick a PM that specializes in the type of property you want to buy and the area. Some PM's are great with section 8 and others with upscale areas and they probably don't cross over.

I've been through to many GC's/PM's in my years in Indy. I find the good ones to be super organized and able to use technology. Additionally ask them how they make money, certain ones make money from the investor and also take a cut of what the contractors get paid so the contractors don't make as much as you think and their profits are MUCH slimmer. This translates to them not wanting to spend to much if any time on your project bc they are not getting paid enough and with all the business available in Indy these days they might take a job but once they realize they can get paid more for another project they leave your project that is being managed by that company who's taking a piece of the action on both sides, from the investor and the contractors. 

I know this because I had several long talks with the founder and he opened up to me about their business model. 

Nobody is perfect but I helped a friend do his first BRRRR and the rehab crew got the work done quickly (about 3 weeks versus the 4-6 they said it might take) and on budget. It wasn't perfect but it was by far the best experience I've had doing rehab and I absolutely plan to use them again.

I run a few meet ups down here and go back to Indy regularly. I've invested in many SF, MF, apartments and lots more.
