I think having a website will serve you well. You can post all the info you have on a house and push people to the website vs. fielding all their calls. It will probably save you time.

Hi @Greg Yantzer this would be a perfect meet up for you to attend. The last one was probably half new investors that are looking to get started. The next one will be the last Wednesday of May.

Hi All,
I'm a full time investor and one of my goals this year is to start a new meet in OC, preferably somewhere along the 405. I'm looking for either a restaurant with a room they'll let me use for free or more likely a mortgage broker or real estate agents office who would like a ton of leads from the meet up. I don't have any ulterior motives like to sell a book or a program, I legitimately just want to have an event to give back.
Can anyone make any suggestions of locations or connect me with someone with an office space?
Thanks very much.

@Jason Malabute welcome to dealing with OOS contractors...
As far as using your CC to buy stuff, I'm not a big fan of that anymore. Why put your money out for things if they'll just share their receipts with you. Let them take the risk. If they'll let you pay what's on the receipt and they don't up charge you then great! Mitigate risk!
#9 Yes you should be concerned! Maybe every sub should sign off on being paid before the next draw.
#11. LOL. No matter what don't give them much money to get started. HOLD them to the rule of no update pics NO MORE MONEY. Treat them WELL.
Good luck and if you want to run some names of general contractors and regular contractors by me feel free. I won't bad mouth people publicly but I will tell you the truth over the phone if I know them.

@Zach Hoereth I know it's probably not what you want to hear but I agree whole heartedly with Ryan. Some area's have taken huge leaps and bounds in the last few years and it's not fair to rate them A,B,C, etc. It's also block to block and you REALLY need to know the area. I live in California and have studied Indy for the last 5 years and still consider myself a newbie.
There are some experts like @Ryan Mullin who you'll want to talk to if you're sending clients to Indy. I can give you a few more names if you'd like, DM me.
