Welcome to the Long Beach/Los Alamitos/Seal Beach & Beyond Real Estate Meet Up. This is a monthly meet up held at Taco Surf on Los Alamitos Blvd just a couple minutes from the 405/22 freeways and even closer from the 605 freeway.
It is FREE and general topic, ask questions and we will try to help each other answer them. We will cover many topics including local and out of state investing, notes, lending, property management, buying, selling and much more.
There will be NO pitches or sales at the event but there will be food for sale being that it's at a restaurant. I ask that anyone that can afford something buys some food or drink as a thank you for the manager allowing us to use their facility.

@Jim Adrian Interesting... I don't want a handle per se, more of input code, turn knob, open door then let door shut and it should automatically lock.

@Geoffrey Chen What @Mike D'Arrigo said is spot on. Be cautious not to go to far out of town where PM's don't want to service your investment as well as if you were closer in to the city. You can find deals out there but will a PM go out there 2 days in a row to show it when it's ready to be rented.
I have a friend that has a few deals on his plate that you might be interested in. I saw the numbers on 3 of them and they weren't bad. And no I've never been paid by him, I'm just passing it along.

@Rick Ursery I'm really sorry to hear this. What's the address or intersection it's near. I suggest getting a few opinions from a few agents. Try to see if there's an agent that specilizes in the area.
Have you considered selling it to someone as a rent to own (handyman special). Let them put a few thousand dollars down and you act as the bank, at least get a few hundred bucks every month and in these situations you can usually charge a few bucks for the house. Also you can give them a bit of a deal on rent if they fix up the house.
I'm not sure what the end game there is but it's just another option to consider.

@Gil Ganz Indy is a very diverse city in terms of real estate, you have areas that have skyrocketed in the last few years and areas that have only been dragged up a few % because the city as a whole is coming up and investors are buying based on spread sheet numbers not actual facts. Meaning even bad areas are seeing some appreciation. Some areas may have a negative forcast and for the most part that's probably murder alley and you most likely do NOT want to buy there. Additionally you need to learn where that is because sellers don't care that 10 blocks north is a descent area and they're selling in murder alley to them they just want to "get" you and they hope you don't know where the delineating streets are. So like @Jaron Walling said you need to see it or at the very least confirm with someone not profiting from the deal that it's an ok area.
I'm not the first one to say nor will I be the last but a PM is quite likely the most important cog in your machine. They can help you pick areas and give you insight into things you would have never considered.

I will talk to my PM and see what she thinks about a lock that will auto close versus need to be manually locked. I'm thinking I need something that locks automatically because this is the front door of an apartment building and I'm worried people may be lazy about remembering to lock it.

Hi All,
I need to put a deadbolt with a code on the front entrance to my apartment. Do you have any suggestions? I already have a knob so I'm just looking for the deadbolt. Also I'm not looking for electronic or wifi connected, just a mechanical unit.
What have you used and liked or can suggest?
