@Lily Mist You might want to find a PM or real estate agent in Indy that can JUST help you with the move in/out and you manage the rest. I personally don't dig the idea but it sounds like you know what you're doing. I can make some recommendations when you're ready if you want, I've been through my share of PM's and I know many others in Indy. BTW I live in Long Beach and invest in Indy.

@Ryan Horan Sounds like you have a strong plan and if you can make the necessary payments if all went sideways then go for it. I believe in doing a LOT of research and DD but then jumping in with both feet. I invest in Indy from a distance, if you have any questions I'm happy to chat about it.

@Erin Culp contractors and people in that business are very busy these days. You may have to call them back more then once and if I may make a suggestion based off of past experiences getting burned, DON’T give them 50% down. I won’t even do 20% down any more.
I’ve never worked with @David Moudy but I have worked with many others in Indy, if you want to give me a call I can give you a few names to steer clear of.
