@Phong Tran This is a good time to start looking. With winter coming things will slow down in Indy and GC's will start to need work again. The last few summers have been so busy you can't even find a handyman. If you want some help building your team DM me and we can chat, don't worry I don't have anything to sell. So, my question is two-fold:
1. Is having a team that also invests a significant problem? If so, how do people mitigate or avoid it?
2. Why are investors in the forums eager to share with other investors in the same area who their team is?
1. NO, I want my PM, GC and everybody else to be investors. They understand better then someone who doesn't. There re enough deals to go around.
2. People want to help each other. I've only gotten as far as I am because people helped me and continue to help. I run meetups to try and pay it forward. Also the more business I give a GC, PM or wholesaler the more likely they are to take care of me.

@James Pettinelli Trust but verify. I live in California and invest in Indianapolis. I've gone through several PM's and too many contractors. I have a wholesaler I really like and on my next purchase I'll use his rehab team as well. He's helped several people I know BRRRR properties and I'll use him for that entire process.
Trust but verify. You can't implicitly trust anybody trying to sell you something. Real estate agents always like to show you the best comps, PM's tell you they can do a turn for a certain amount of money and then it goes up. Remember to get unbiased opinions on everything, even if you have to pay for them.

Hi Alyssa, Excuse the delay in responding, I was on vacation and then playing catch up. To answer both your questions it depends on the area of the city or if you go outside the loop and where outside. Your numbers look good until you have a turn so I’m buying in areas with fewer turns.
