I understand your dilemma of trying to figure out where to start and the consideration between Vegas and other markets. The BRRR strategy isn't really much of an option here unless you are going to buy a SFR and rent out the rooms. Most of the small multifamily here in town are not in the best areas. Take a few things into consideration:
- There is a ton of information out there that is free and available to use. You can find almost everything you really wanted to know about real estate here on BP or on Youtube. That being said...it can take A LOT of time to process and dig into.
- The amount of info out there can be about all sorts of investing niches and opportunities...it can be overwhelming if you don't have your end goal in mind.
- Have your end goal in mind...what do you want real estate to do for you? How much do you want to make? What the specific amount of income you want to create (monthly cash flow or annual amount)?
- Can you take info that you read or watch on video and take action on it without any outside motivation or do you need some hand-holding to help you learn the transaction (learn by doing - kinesthetic learning)
There are more considerations to take into account but for the sake of my limited time; I'm happy to connect with you on the phone to discuss further. For the sale of time and so I don't have to write a novel....here are the answers your looking for.
1) Best to let folks know that you "buy cash & close quick...any condition or any area."
2) Without looking into NRS, it best to know that any contract is assignable in NV. That means you can wholesale all day long as it is plenty legal. There are some title companies that no longer facilitate assignment deals and there is some considerations that you have to keep into account with the NV Real Estate Division; but all in all...wholesaling properties is legal.
3) I'm happy to sit down with you to help point you in the right direction. Hi @Moses Lucero...great question and honestly it would be just easier to give some guidance over the phone or in person since we are both in Vegas...AND I would like you to take something into consideration.
After you have taken the time to choose the mentor or coach you will learn from; it is entirely up to you to take the info/procedures/lessons they share with you and execute by taking massive action on it. Otherwise the money that you spent on it will just be a waste. You have already gotten through the hurtle of acquiring property...now you just need to systematize and turbocharge your investing.
