Check the fees yourself. Compare them by writing the fees on an excel sheet. Here are a few SD IRA providers to compare.

Post: CA Broker refusing to "cancel" listing on MLS - need help

Hi,
I had one of my investment property listed by a local INTERO broker (In Rivermark, Santa Clara, CA) for 3 weeks with no offers. Stopped by the property to see whats going on and found out that the house was not even cleaned properly before listing. Few other things were on this deal: As he couldnt sell, he was asking me to convert a den into a bedroom without permit and then sell it. This really ticked me off with this guy. Requested him to cancel the contract. He said he would do it only after receiving the payments for all the docs and the "cleaning", staging that he had paid for. Paid that in full. He took 5 days to send me a "cancel" agreement after lot of frustrated emails back and forth.
When I contacted another agent to list my property, they said the previous listing is "withdrawn" and not "cancelled".
Question:
- Is there any reason or obligation for the previous broker not to honor my request to cancel this ?
- Do i have a case to present this with CA BRE?
Anyone from the INTERO management here in this list ? Please advice on how i can tackle this shady behavior of the Broker. (He is not a sales person, rather a broker).

@Rick Pozos you are right. It was Medina. People are so clueless at the tax collectors office. Medina ISD says they pull my information from the Bexar county records but they had the previous lending company which foreclosed on their file. I had to pay a penalty for last year for no fault of mine !

Hi,
I have a rental property in San Antonio, TX that i bought as a REO from auction.com. It looks like there is a School tax that is being charged outside of the property taxes. Is this common in TX? Ive never heard of a "School tax" that is being collected for any of my rentals. (Isnt that not paid through the property tax)?

There are quite a few things that you can do with it.
- Sell to other investor as-is
- You can do a rehab ! (Remember there is a 2 year homestead period for TX and the borrower can come back within that period to claim his property). There are ways around it and you can have the borrower sign a letter to forefeit his homestead privileges (giving them a few $$ would make them happy). Make sure your TX attorney does it.
- Or you can put a tenant buyer in place and hold the paper ! (I love this)

See if you can negotiate the price. It is a good idea to add that to the addendum and get everything done at your title company.
Worst case scenario, is it still worth the deal if you pay 2K more for the property? If yes, I would say, take it. It meets the 2% rule, is it worth to lose it?

Monthly payments should include both Principal and Interest NOT principal only.
