@Mels S. I would suggest you start going to @Bob Malecki's meetup locally. Its about 25min (?) drive from where you are i *think. You need to have a mentor who can teach you the in's and outs. http://notecamp.live is  about $97. That would be a good start, if you are looking for something virtual.

Take a financial calculator and punch in these numbers so you understand it. For simplicity sake, lets say loan amount is 60K, 10% interest rate for 10 years. The payment works out to 792.90. If you get that note for 55K, the return is NOT 10% but 12.12%.

If you are looking to own a Turn Key Rental Property to grow your legacy, here is a Single Family residence that we are selling. 

The current tenant is paying $1050/month for rent. It is a 3b/2b, 1221 sq ft built in 2011.

Please do not disturb the tenants.

As part of your servicing, you can get that done, why pay extra?

@Jeremy K., have you thought about learning the note business yourself and working on the notes directly. BTW, i like your idea of the spread though. You will learn some amazing strategies on structuring a note when you talk to other note investors. Good luck !
