Change the Auction date to 1 month from now so that gives you enough time to get the comps, getting a title report and evaluating the deal. You will see some amazing properties that you can buy even in this market.

@Logan Turner, I always use an RMLO. Do you think you can have the buyer pay for it - yes. You could also have that RMLO have your email address on their mailing list when they are selling their NPN/PN ! win-win. Agree with @Laurel Bowen 's comment as well.

@Adam Adams helped me setup my pipedrive system and I just love it. 

After i spoke to my attorney about our property coming up in a Sheriff Sale, found out about the Sherriff's website and what properties are available. To my surprise i did find pretty good Class A/B assets on those lists. Wish i had known this 10 years ago.

Grow your network with people who invest in "Non-performing" Notes in the OH area. You got to know everyone in the Tax/Liens sub-forum here in BP (https://www.biggerpockets.com/forums/70-tax-liens-...) 

When a property is foreclosed by any of these guys, you will be the first to buy from them. These properties wont even hit the market !

@Drew Poniewaz, We do business all over the US. I just foreclosed on a property in Florissant, MO and evicting the borrower. You could call me if you wanna talk about notes and strategies. I am on the PST though but love talking about notes :)
