Set a keyword alert for "South Jersey" and you should get a notification every time  @Justin Eaton creates an event.

All of those should set you up to get notified when an event is coming :)

And if @Odie Ayaga hasn't met you at one of our local meetups you should definitely try to make it out to the next one.

Thank you?

Stepfon -  You just missed our most recent meetup on Tuesday!

We had about 30 people there I'd say. Next one is just a few weeks away though!

@Mike Bonadies can chime in on his experiences in Salem County. Regarding Delaware that's my wheelhouse. Definitely a lot of opportunity in Delaware. Non-farming job growth numbers are slightly outpacing the population change at 1.3% vs ~0.9% so that's generally a good sign. While NJ may have growth (I didn't look up the same number) You're probably not going to see whatever the State averages are in Salem County. That being said...I agree that NJ wont go away. It's called the Garden State for a reason and all those farms in Salem County get boat loads of money from the state to stay operating.

I'm tentative for this one as I'd have to bring my daughter with me. To be able to get her home in time for bed may not be able to make the trip to Moorestown and back to a point where it makes sense timing wise.

I'm not connected with him to tag him in this post, but Chris LaSpada is in North Wilmington and specializes in real estate

 1) Let me start off by saying congrats on getting something under contract. I know it's been awhile since you've found a deal that met your criteria.

2) Consider the fact that you have a seller interested in selling and that now that you've uncovered this issue during due diligence, the seller is required to disclose it to anyone else the sell to. Which means whatever you ask for, chances are someone else will ask for as well. You'd be better off asking for an additional price reduction of $4k to cover the cost of quieting the title than walking away and letting someone else potentially get the deal.

@Leon B Buie - What area of the city is this? All of my properties are in Wilmington and like @Justin Tyler mentioned my appraisals have been challenging. I will cross my fingers that your appraisal is extremely uneventful!

I've been investing for about 3 years however I have a very small portfolio that I'm hoping to triple within the next 4 years. I read "the book on rental property investing" and that brought me to biggerpockets. So far its been a great experience and there is so much information on this site its amazing. If anybody is in the Dover, DE area I'd love to buy you a beer or coffee and BS with you. Thanks for accepting me and I look forward to learning and educating with you.

Scott - My investments are in Wilmington not Dover, but shoot me a PM and I can connect you with an AF friend and investor who is based down in Dover.

Also, welcome to BiggerPockets. You wont regret being here.

I'd also suggest you, and any other military person looking to get into real estate investing, to follow @Elizabeth Colegrove and check out her website over at The Reluctant Landlord. She's built an awesome portfolio of properties leveraging VA loans as her and her husband have moved from duty station to duty station.

Cheers!
