Winnebago Investor Network (WIN) Dinner Meetup

When: Monday, 6/4/2018 at 6:00PM

Where: SAM'S Ristorante, Pizzeria, & Banquet Hall located at 6075 E Riverside Blvd, Rockford, IL 61114.

What: A simple dinner networking event with motivated local real estate investors that are taking action and making a difference in their life and community. It is a casual place to meet, ask questions, share your investment tips, and encourage others with the similar interest of building wealth with real estate.

Dinner and drinks can be ordered at the beginning of the meeting at your own cost. The basic agenda is as follows.

  • 6:00 pm - Greetings & Introductions
  • 6:15 pm - Order dinner - optional but Sam's would appreciate the patronage
  • 6:30 pm - Group discussion
  • 7:00 pm - Dinner and open discussion for individual questions, experiences, tips, suggestions
  • 8:00 pm - Break up for one on one networking

    Wholesaling is a great way to get started.  Deals have been more difficult to find lately so if you find a good one, it should be easy to wholesale.

    Post: Legal Non-Conforming Issue Selling?

    In the Rockford area, if more than 50% of the property is damaged (fire, wind, etc.) a non-conforming can only be rebuilt per current zoning.  Also, if the property is vacant for more than a year (not likely for a multi) then it is no longer grandfathered.  Although, I know of one vacancy where that was not enforced.

    I would like to know if it is possible for a city to remove the "grandfather clause" if they choose?  Has anyone heard of that happening?
