This is definitely a trial and error for me. This is what I've learned, and it's not quite pleasant IMO. This is my sole opinions, and it has nothing to do with J's operation.

1) The location of the building/house has to be right IMO. Otherwise, your neighbors will complain. How do you like living next to a house that has different people coming in and out every several months? 3) Safety issue - Your building is now operating like a hotel/motel/transient place rather than a "home". Your long-term tenants no longer feel safe because they don't know who lives next to them. If they want to break the lease, you have to let them out, or they move out when their lease ends. Again, you will only find out after the fact.

4) Does this mean you should run all of your units as corporate rentals or none? If all, the turnovers would be quite a bit. This goes back to the location of the building has to be right.

5) For 5+ unit buildings, our lender doesn't lend to furnished rentals. How do you plan to refinance when the loan is ballooned?

That's what I've learned so far...I hope there's nothing more to come.

I agree. There are a lot of challenges when expanding in a single building that pop up with owners, tenants/community, etc.

I've learned SO much from these speakers on their podcasts!! (let alone actually putting on the event and starting to meet people..) I don't plan on buying until unemployment goes up and things soften, but there are still some 1% deals in Richmond, not far from the BART station, after you raise rents. I own some property out there, and in Oakland.

Still cash flow in some spots, but lower-end tenants..

Start coming out to some meetups and talk to the other investors doing it!!

Welcome to BP! Thanks for the shoutout about the SF meetup @Samir Pathak . We meet there monthly. And the Milpitas and San Jose meetups are with @Johnson H. and @Jeff Pollack. Worth driving down for (actually, speaking next week at Jeff's!).

The forums are great, as are the podcasts. A lot of people thought it was too hard to get started in the Bay Area, but a lot of us are also no longer working our W2 jobs, and own properties in the Bay Area.. so there you go!! I own in Oakland and Richmond.

Search "house hacking" on this site. There are lots of helpful investors here in the Bay Area.. Tag me if you have any questions! :)

Stoked to see you flying out from New York City for the event! Wish @Darren Sager could follow you out! @Brian Burke is going to be talking about blowing it up transitioning from partnerships to syndications, and blowing up your business - with a focus on multifamily. @Elizabeth Colegrove is also speaking and has worked as a full-time property manager, and as a remote manager managing her own properties - so she might have some good advice for you on the third party property manager.

For flipping out of state, @David Greene should be in attendance, and buys, fixed, and holds or sells houses in another state while he is working here in CA. I believe moderator @Jeff Pollack has also done some out of state flips.

I still remember the first day I met Minh. We were at one of my first meetups, at a bar, and he was standing against the wall by himself, listening. I thought maybe he was a shy, new investor, and didn't want to hop in the mix. I felt bad, so I went and talked to him. Turns out he was just listening! And not quite a new investor! lol The rest is history! Tell your wives and partners you won't be home until after at least midnight if you're out with me at a meetup! lol
