I would be happy to have @Bill Gulley out to speak or attend at the Summit (free ticket for you Bill ;) I think it has more of the feel that BP does - and not a big pitch fest (although let's not kid each other - we're real estate investors doing business with each other..) @Jay Hinrichs, @Chris Clothier, @Lynn Currie, are all clamoring!! You don't have to fly any further than they do, if you are in TX.. The venue and hotel are right close to the hotel also, so you don't even need a car.
What do you say Bill?

Welcome to BP! I own a 4plex over by the Richmond BART station and a couple single families over by 9th & Florida (also own some properties in Oakland) - and am also an entrepreneur (although not in biz as long as you!) Congrats on your success creating efficient business that allow you to spend time on what you want ;) Working on that more myself!
I like your ambition ;) You should talk to @Chris Porto, @Juan Diaz, @Johnson H. Hong, or some other BP folks about your project. I might chat with you about it also. There is so much money out there looking for something to do. For your project, it's all about putting together a great team to manage the project, so you can comfortably accept investor money to get the project off the ground..
Definitely check out all the local meetup groups.. Johnson H will be hosting my meetup in SF tomorrow night.. There's also going to be a huge RE Summit in late August (check out my signature) with all the big BP posters, and lots of local investors.
Please send me a link to the feasibility study also! (Summary preferred ;)

@David Oldenburg has a popular meetup group in the Sacramento / Roseville area, as does @Al Williamson. Both are investors in those areas, focused on flipping, and furnished/unfurnished rentals, respectively. So sounds like right up your alley.. I agree with you! Networking is the way to make it happen! They will also both be speaking at the Summit here in the Bay Area, that @Sergey Tkachev mentioned. Hope you can join in!
I'm 32 and quit my 9-5 job earlier this year, and making way more in real estate after quitting than I ever did sitting at the desk. Get on the fast track Steven! ;)

I'm a big fan of Oakland and the East Bay. It's gaining momentum too. Hard to make SF numbers work unless you're looking at the longer term. But not exactly sure what your goals are.. If you are short on capital, SF might be an issue because of the FHA limits. But there are some local banks/credit unions doing 0% down on high-cost homes for well-qualified high-income earners. An engineer and techie might fit into that mold.. Check SF Credit Union if you are interested. (I have no affiliation with them)
Most investors make some sacrifice on the location moving into their first owner-occ 4plex. You don't have to stay there forever. But whatever works for your situation.. @Amit M. has experience out there if he doesn't mind sharing..

Indeed, you have joined an elite group of South Bay investors named Minh! ( @Account Closed ;)
I like Minh's properties down in San Jose. I like my properties in Oakland and Richmond (Near BART in Richmond and East Oakland and West Oakland). They all have different things going on, and different tenant quality. The rent control is more strict in Oakland, currently non-existent (but will change) in Richmond, and San Jose is less strict than Oakland, SF, or Berkeley.
I would say they almost all equally easy to rent out quickly at a market rent, which is high and increasing in each area.. As far as crime goes, just depends where you are.. How much time have you spent in Oakland? Or are you repeating what you heard or read in the news..? Go check it out and walk around..
@Arlen Chou lives down in the South Bay and owns down there, but has recently been drinking more of the Oakland Kool-Aid and bought a couple places.. What do you think Arlen..?
I have no vested interest either way. I think Oakland is really coming up. San Jose has been there for a while.. But both getting lots of spillover from nearby jobs and tech.. We'll be talking about some local areas at the Summit in August if you can make it out for the weekend..
I like stuff by public transit. May want to factor that in, along with what kind of cash flow you can get..

Louis has been super efficient and on the ball as a property manager. As both an owner and a tenant in the real estate game, I'm with Minh on this one ;) (and on most things lol ;)
