@Greg Jerum,

Welcome to BP! I own a 4plex over by the Richmond BART station and a couple single families over by 9th & Florida  (also own some properties in Oakland) - and am also an entrepreneur (although not in biz as long as you!) Congrats on your success creating efficient business that allow you to spend time on what you want ;) Working on that more myself!

I like your ambition ;) You should talk to @Chris Porto, @Juan Diaz, @Johnson H. Hong, or some other BP folks about your project. I might chat with you about it also. There is so much money out there looking for something to do. For your project, it's all about putting together a great team to manage the project, so you can comfortably accept investor money to get the project off the ground..

Definitely check out all the local meetup groups.. Johnson H will be hosting my meetup in SF tomorrow night.. There's also going to be a huge RE Summit in late August (check out my signature) with all the big BP posters, and lots of local investors.

Please send me a link to the feasibility study also! (Summary preferred ;)

@Steven Bruce,

@David Oldenburg has a popular meetup group in the Sacramento / Roseville area, as does @Al Williamson. Both are investors in those areas, focused on flipping, and furnished/unfurnished rentals, respectively. So sounds like right up your alley.. I agree with you! Networking is the way to make it happen! They will also both be speaking at the Summit here in the Bay Area, that @Sergey Tkachev mentioned. Hope you can join in!

I'm 32 and quit my 9-5 job earlier this year, and making way more in real estate after quitting than I ever did sitting at the desk. Get on the fast track Steven! ;)

@Zach Thomas,

Welcome to BP! Lots of awesome folks on here!! :)

I'm a big fan of Oakland and the East Bay. It's gaining momentum too. Hard to make SF numbers work unless you're looking at the longer term. But not exactly sure what your goals are.. If you are short on capital, SF might be an issue because of the FHA limits. But there are some local banks/credit unions doing 0% down on high-cost homes for well-qualified high-income earners. An engineer and techie might fit into that mold.. Check SF Credit Union if you are interested. (I have no affiliation with them)

Most investors make some sacrifice on the location moving into their first owner-occ 4plex. You don't have to stay there forever. But whatever works for your situation.. @Amit M. has experience out there if he doesn't mind sharing..

@Sergey Tkachev, @Tony Rishell, @Raimondo F., glad you can all make it out to the Summit! And thanks for the shout out. It's going to be an awesome time! So stoked to have all these people together!

@Ryan Landis, thanks for the shout out also. @Johnson H. is hosting my meetup tomorrow in SF at the New York Life Insurance building in FiDi in SF. Zach, go meet some other investors, and have a great time!! :)

@Al Williamson and @David Oldenburg will be down from Sacramento to share at the Summit also. ( @Gabe  They know that market very well. A lot of folks look out there for higher cash flow. Lots of ways to make cash! Just gotta find your calling ;)

@Gabe C. , in case you are interested..)

@Minh Doan,

Indeed, you have joined an elite group of South Bay investors named Minh! ( @Account Closed ;)

I like Minh's properties down in San Jose. I like my properties in Oakland and Richmond (Near BART in Richmond and East Oakland and West Oakland). They all have different things going on, and different tenant quality. The rent control is more strict in Oakland, currently non-existent (but will change) in Richmond, and San Jose is less strict than Oakland, SF, or Berkeley.

I would say they almost all equally easy to rent out quickly at a market rent, which is high and increasing in each area.. As far as crime goes, just depends where you are.. How much time have you spent in Oakland? Or are you repeating what you heard or read in the news..? Go check it out and walk around..

@Arlen Chou lives down in the South Bay and owns down there, but has recently been drinking more of the Oakland Kool-Aid and bought a couple places.. What do you think Arlen..?

I have no vested interest either way. I think Oakland is really coming up. San Jose has been there for a while.. But both getting lots of spillover from nearby jobs and tech.. We'll be talking about some local areas at the Summit in August if you can make it out for the weekend..

I like stuff by public transit. May want to factor that in, along with what kind of cash flow you can get..

Good luck Minh! And welcome to BP! :)

I highly recommend Louis Melo with Atlantis Property. Here's second to none in my opinion when it comes to property management. @J. Martin can attest to this. Google is your friend as BP moderators don't like people to post contact info on here.

Best of luck.

Louis has been super efficient and on the ball as a property manager. As both an owner and a tenant in the real estate game, I'm with Minh on this one ;) (and on most things lol ;)

Nancy, do you mind sharing where you are moving, or more importantly, why..?

I did attend one other event, all a got out of that one was a free lunch! Oh and I learned what a "put" and a "call" were in regareds to investing in the stock market.

I have purchased, rehabbed, and currently seeking tenants on one home and  have made an offer on another.

I have learned so much from the podcasts and videos and just plain stalking the forums it is amazing!

I am going attend the Bay Area Networking Summit! I am so excited!

 Glad you're so excited about it, and can make it out to the Summit Mary Lou! I agree most of the good info is here on BP, so that's why I'm bringing most of those folks out ;)  Also, to others' points, it's definitely a hustle when the couple hundred dollar event is just a hint at the education or coaching they can buy for $5k, $10k, $40K++...

Just go network with others and get some deals. Don't just pay tens of thousands for a mentor who only cares about you because you are paying them. Go form some real relationships with people who want to see others succeed. That's what it's all about!! :)

It may be early for these eyes. I'm just seeing the 2 day event choice for 275.00. Is there another place to find the one day?

My conflict is the Giants/Braves game on Sat....If I traded my game ticket for one for this event, I think I won't have a boyfriend anymore lol...don't get me wrong I love going to the games...but wow this event I feel will add to the life changing experience of REI!!

So that leaves Sunday to attend! I really am excited..I feel like the smallest of the small fry attending! I know that I will learn some great things~~

 hahahahah I totally understand.. People love their sports!! ;)

Yes, you can get a one-day ticket. Just scroll down the home page at www.sfbaysummit.com to the ticket portion below the speakers, instead of clicking on the "buy tickets" tab on the side..

"..but wow this event I feel will add to the life changing experience of REI!!"

And I agree!!! ;)
